SiteMinder: U.S. hotel demand to hold firm through summer

 

New data from SiteMinder reveals that U.S. hotels are set to see stronger bookings and greater pricing power this summer, with September reservations up 11.8% year-on-year and room nights up 11.5%.

The mid-year edition of SiteMinder’s Hotel Booking Trends report is based on more than 1.5 million reservations at the same U.S. hotels between June and September in 2025 and 2026 respectively. It finds that U.S. hotel bookings are up 6.7% year-on-year across the period, while room nights are up 4.7% and average daily rate has risen 8.0% to $338.17.

June and July are also showing strong momentum, coinciding with the World Cup period and America 250 celebrations, with bookings in June up 8.5% year-on-year and ADR is up 11.2% to $341.17, while in July bookings are up 6.8% and ADR is up 9.8% to $360.88.

Further analysis of SiteMinder’s U.S. data shows that:

  • Cancellation rates are broadly stable, declining slightly from 20.76% to 20.69%. In September, cancellations are down 0.52 percentage points year-on-year, suggesting late-summer demand is not only stronger, but also more committed.
  • The U.S. guest mix has become slightly more domestic, with domestic travelers accounting for 45.37% of check-in bookings across the period, up from 44.42% last year. International travelers still represent the majority of bookings overall, accounting for 54.63% of check-ins.
  • Average length of stay remains above two nights, at 2.22 nights, compared with 2.26 nights last year. While stays are slightly shorter overall, demand growth and stronger rates are helping U.S. hotels lift total room night value.

“U.S. hoteliers are entering a rare summer where global sport, national celebration and strong underlying travel demand are converging,” said Brian Reising, regional VP, U.S. and Latin America, SiteMinder. “However, what stands out in our data is that the momentum is not limited to headline moments such as the World Cup or America 250. September is showing the strongest bookings growth of the period, which points to a market with depth beyond event-led growth.”

He added, “With this summer’s bookings, room nights and average rates all ahead of last year, the challenge for U.S. hotels will be to fully capitalize on this exceptional summer, and to consolidate these gains going forward. This means using real-time market intelligence to respond early to shifting demand patterns, package strategically and capture guest spend beyond the room.”
