Singapore’s hotel sector is expanding with over one percent annual growth, driven by rising tourism, lifestyle brands, and increasing international arrivals.

Midscale and Upscale Segments Drive Hotel Expansion

The expansion of Singapore’s hotel sector in 2023 and 2024 was led by the Midscale and Upscale categories with a significant focus on lifestyle brands and rebranded properties. Particularly in Singapore’s Central region, there has been a marked departure from traditional corporate hotels, reflecting evolving traveler preferences.

Surging International Arrivals Signal Strong Recovery

By November 2024, Singapore welcomed 15.2 million international visitors, marking a robust 22.9% year-on-year increase. This surge underscores the nation’s impressive rebound in tourism, fueled by enhanced flight connectivity and the implementation of a 30-day visa exemption agreement between Singapore and Mainland China. However, despite these efforts, Chinese visitor numbers remain subdued, reaching only 40% of pre-pandemic levels.

Challenges in Hotel Performance Amid Increased Supply

While Singapore’s hospitality industry witnessed strong growth, hotel performance in 2024 faced headwinds. RevPAR experienced a slight decline from its 2023 peak, as occupancy rates came under pressure due to rising competition and supply expansion. A notable trend in the market has been an increase in hotel transactions geared towards co-living conversions, along with leasehold acquisitions that offer more favorable yield opportunities.
