Pebblebrook Hotel Trust has successfully refinanced $2 billion of credit facilities and term loans, resulting in a $ 650 million senior unsecured revolving credit facility and three-term loans totaling $1.4 billion.

The $650-million credit facility’s maturity was extended to October 2027, inclusive of two optional six-month extensions. The credit facility’s interest rate is based on a pricing grid, in line with the prior pricing grid, of 145 to 250 basis points over the applicable adjusted term SOFR.
The first $460-million term loan matures in October 2024. The second $460-million term loan matures in October 2025. The third $460-million term loan matures in October 2027. The interest rate on all three term loans is based on a pricing grid, in line with the prior pricing grid, of 140 to 245 basis points over the applicable adjusted term SOFR.
As of Sept. 30, after taking into account certain interest rate swap agreements, approximately 79% of the company’s total outstanding debt and convertible notes are fixed at an average interest rate of approximately 2.7%, and 21% are floating at an average interest rate of approximately 4.9%.
With the completion of this refinancing, the company has no meaningful debt maturities until October 2024.
