Resident Hotels is reflecting on a year of rapid expansion and award-winning projects, with CEO David JM Orr set to outline the group’s strategy at The AHC in Manchester.
In the past nine months, the group has opened five properties, including The Resident Edinburgh and four Four Points Flex by Sheraton hotels in Dundee, Edinburgh, Newcastle, and Cardiff. The openings account for 10% of the global Four Points Flex portfolio, a fast-growing Marriott International conversion
The Resident Edinburgh: design and performance success
The Resident Edinburgh has earned wide recognition since its soft launch in November 2024, including:
- Finalist in the 2025 Architects Journal Awards
- New Concept of the Year at the Scottish Hotel Awards
- Best Retrofit Project at the Scottish Design Awards
- Best Regeneration Project (Commercial) at the Herald Property Awards for Scotland
Operationally, the property has reported an average occupancy of 91% across the past six months and a Net Promoter Score (NPS) of 72, reflecting high guest satisfaction.
The hotel occupies the former Meldrum House, a 1950s office block once used by HM Revenue & Customs. The project prioritized reuse over demolition, cutting carbon emissions during construction by over 40%. Sustainable features include air source heat pumps, heat recovery systems, and the reuse of 8.5 tonnes of recycled glass, which reduced CO2 emissions by approximately 5 tonnes.
Orr said: “The Resident Edinburgh has quickly established a great reputation with the culturally affluent visitors to the city and demonstrating the collaboration between our central teams at HQ Teams and the local teams with the expertise of our brilliant GM, Gillian Mylles to the fore.”
Marriott integration and loyalty-driven growth
The Four Points Flex properties launched in 2025 are already showing strong channel performance, with a significant shift to direct Marriott bookings through the Bonvoy loyalty programme. This reinforces the appeal of Marriott’s global distribution for midscale conversions while supporting Resident Hotels’ expansion model.
Market conditions and expansion pipeline
Edinburgh remains a focal point for investment. The city topped Colliers UK Hotel Market Index 2025, cited for its resilience and investor appeal, supported by strong year-round demand from leisure and corporate travellers.
Resident Hotels, majority owned by Mactaggart Family & Partners, continues to explore new sites across the UK, with discussions underway for additional properties under both its own brand and the Four Points Flex by Sheraton flag.
Orr emphasized the company’s focus on reputation-driven growth, noting that “reputation is uniquely visible today, preceding the guest experience and shaping booking decisions. It is the bedrock of a successful hotel brand.”
Further announcements on new management contracts and developments are expected later this year, underscoring Resident Hotels’ ambition to combine design, sustainability, and operational excellence in its expansion strategy.
