One Ocean Resort & Spa to be rebranded as Dune House

 

One Ocean Resort & Spa, a beachfront hotel in Atlantic Beach, FL, is set to be transformed into

Dune House, a lifestyle destination which will include an independent hotel, spa, curated retail, restaurants and bars. The new property is expected to debut in spring 2026.

Located on a stretch of shoreline, the property is embarking upon a top-to-bottom rebranding and renovation starting this month. Sage Studio, the in-house design and creative arm of Sage Hospitality Group, is overseeing the repositioning and design of the property. Sage Studio is collaborating with New York-based Islyn Studio on branding and interior design for all spaces.

In July 2024, Sage Investments, part of Sage Hospitality Group, entered a joint venture with Aspect Real Estate Group, Corner Lot and Kelco Management and Development to purchase One Ocean Resort & Spa. Sage will continue to manage all operations for Dune House. The company’s culinary arm, Sage Restaurant Concepts, will oversee operations for the hotel’s new dining concepts.

“Dune House is about creating more than a stay; it’s about crafting a sense of belonging,” said Jessica Werner, chief creative officer, Sage Hospitality Group. “Every sunrise, every gathering, every detail is designed to spark connection, curiosity and joy. Our hope is that guests leave not just refreshed, but with stories they’ll carry long after the sand has left their shoes.”

The property will debut 193 guestrooms and suites, many with ocean views, alongside transformed public spaces inspired by the spirit of the coast. Three food and beverage concepts will be introduced, as well as a redesigned poolside experience, an expanded spa and oceanfront event spaces.

“Dune House represents the next evolution of this iconic oceanfront property,” said Erik Kreft, GM. “We’re creating a destination that feels distinctly connected to the beauty and culture of Atlantic Beach, while offering the kind of design, dining and amenities today’s sophisticated traveler expects.”

One Ocean guestrooms will remain open throughout the transformation. Azurea Restaurant has been replaced by the One Ocean Cafe, offering all-day dining until the new culinary concepts open. The Spa at One Ocean Resort has closed and will reopen this spring as a reimagined spa, part of the resort’s transformation to Dune House
