Marriott is set to build the world’s tallest modular hotel in New York which will be erected in 90 days.There will be 168 guest rooms in the 360-foot-tall AC Hotel and New York NoMAD will be built in a factory in Poland before being shipped to the city.
Eric Jacobs, Marriott’s chief development officer in North America said that the construction process in North America is ripe for renovation. The world’s tallest modular hotel in one of the world’s greatest destination will be a game-changer and will stir interest in modular among real estate and lending industries.
The fully constructed 168 prefabricated guest rooms will arrive in New York City and each module will house a fully outfitted hotel room that will have beds, sheets, pillow, flooring, and toiletries.
The restaurant and lobby will be built using the traditional construction methods while the hotel will be topped off with a modular roof and a modular rooftop bar.
In modular design there are insulated gaps between rooms.
The 26-storey AC Hotel New York NoMad is expected to open in late 2020.
For owners and developers time and cost are important, a good speed to market anytime is good for everybody. By ramping up modular construction will help in opening properties faster and will be a key way in increasing revenue.
According Sanat Patel, managing partner at Avana Capital, which is providing a US$65 million (S$88 million) construction loan for the NoMad project said that modular construction is not exactly new in the hotel world, but it is unusual enough to give many developers pause.
The financing can be difficult and the manufacturing capacity is limited.
On behalf of owner Robert Chun the AC Hotel is being developed by Concord Hospitality.
