The development positions Marrakech alongside Miami and Dubai within the brand’s expanding global portfolio and represents the first Delano branded residences project outside the United States.
According to the companies, the project forms part of a broader strategy to strengthen luxury hospitality and lifestyle offerings in Marrakech.
Delano Marrakech Hotel & Residences will be located near the Medina of Marrakech, Jardin Majorelle, the Atlas Mountains, and several golf courses including Royal Golf Marrakech and Amelkis Golf Club.
The project will include 130 guestrooms, suites, and private villas, alongside approximately 80 villa-style branded residences. The residences will consist of four- to six-bedroom villas with private pools and dedicated homeowner facilities including a private lobby, lounge, fitness centre, clubhouse, and screening room. Residents will also have access to services including concierge, valet parking, housekeeping, laundry, pet services, and maintenance support.
The hotel and residences are being designed by Elastic Architects in collaboration with Ennismore and YAMED’s in-house teams.
Sales for the Delano residences are expected to launch in late 2026, while the hotel is scheduled to open in 2030. The project will include wellness facilities under the “The Source by Delano” concept, featuring spa facilities, fitness spaces, racket courts, and social wellness programming. The development will also include event and meeting spaces designed for gatherings and cultural events.
Food and beverage operations will be curated through Paris Society, Ennismore’s integrated F&B platform. According to the announcement, the property will introduce two food and beverage brands to Marrakech for the first time, alongside Café Delano and the Rose Bar concept. The development will also include a retail and lifestyle component under the “Nothing Finer” retail platform.
The signing ceremony, held on 22 April 2026, was attended by Gaurav Bhushan, Group CEO of Ennismore; Louis Abboud, Group Chief Growth Officer & COO of IMEAT & APAC for Ennismore; and Karim Beqqali, Founder and CEO of Ynexis Group.
